The new owners of a large detached house approached Hoare Developments to carry out an extensive renovation project. The property, which is located in a prestigious Ferndown postcode, was severely dated and in need of new plumbing, electrics and decoration. He new owners also wanted to carry out some structural changes in order to open up the living spaces and improve functional flow of their new home.
This ambitious project was broke down into two phases in order to get the client into their new home as quick as possible, leaving the second phase of extensions to be built once they had usable, clean and finished living spaces.
Phase One
After striping back the house to a bare shell, we helped guide the client in mapping out new electric locations, radiator sites and bathroom services, ensuring the pipework and cabling would not get in the way of any potential layout changes.
Once this was agreed upon, we proceeded to have the property rewired and directed new pipe runs throughout the house.
Providing a full project management service, we engaged with our structural surveyor to safely detail where reinforcements were needed. Two reinforced steel joists (RSJs) were needed. One to pick up the new staircase which would open up the expansive entrance hall, and the other for the removal of an external wall which led into a secluded sun-room.
Bespoke double-glazed windows and patio doors were installed throughout the property before we began dry-lining, plastering and finishing all the rooms.
All trades were managed efficiently so that no delay or hold-up was encountered by the client. Once a streamlined phase of decorating was completed, we timed the arrival of new underlay and carpets throughout the property and the family were able to move into their home just 9 weeks after works began.
Phase Two
The second phase of works were for two single-storey extensions. One was to accommodate a private snug and music room, which would go on to house a grand piano, the other was for a sprawling open-plan kitchen and living space with adjoining office.
Ground works were completed swiftly and with reliable trades working in tandem, we were able to get the structures up within just 3 weeks from breaking ground.
The client was keen not to have a generic flat roof and we were able to construct a false pitch that was tiled to match into the existing roof system seamlessly.
Large format bi-fold doors were installed at the side of the new living space, along with a meticulously designed kitchen. Hoare Developments were able to help guide the client with their new kitchen design, ensuring that the space was functional and designed to work for their specific needs. With our insight, along with some custom features, were able to save them money compared to quotes they had from outside third parties and were thrilled with the finish.
With phase two completed in a total of 10 weeks, this extensive redevelopment project drew to a close.
